Renovation during ongoing operations? We’re pros at that!
When a general contractor was needed for the renovation of the Fitness First on the 4th floor of the shopping center “Das Schloss” in Berlin-Steglitz, the choice fell on us. We took on the comprehensive project management, which in this case, included not only trades like painting, flooring, tiling, and electrical work. The fitness studio also has a pool, and a pool comes with a lot of technology and special requirements that must be considered in the construction schedules.
Carrying out a renovation during ongoing operations is part of our daily business – but in this case, the goal was also to be as invisible as possible. Areas were sealed off and put back into operation piece by piece, and the workers had to work from the ceiling of the medical practice below to access the sewer pipes, ensuring that the athletes were not disturbed.
Due to the limited space at the ground level, we also had to get creative with the access to the construction site. People and materials were brought into the building via a sophisticated scaffold with an external elevator and a 20-meter-long platform. This towering bottleneck was the only way to manage the entire material logistics into the building.
